Update on Zoning Case

Yesterday the City Plan Commission voted to approve zoning case Z-25-000069. This was not the outcome many of us worked toward, but it is important to recognize what did happen because of your involvement. The turnout at meetings, the hundreds of emails, and the persistent pressure from neighbors absolutely moved the needle. The project that emerged from this process is slightly more constrained, and that happened because the community showed up.

In response to the concerns you raised, the applicant agreed to a set of deed restrictions that will limit total lot coverage and increase required off-street parking. Those changes matter. But they will have only minor impacts to potential flooding, congestion, and neighborhood compatibility.

At the same time, we need to be honest about what these restrictions do not address. They do not limit building heights, setbacks, massing, floor-area ratios, or transitions next to adjacent single-family homes. With MF-2 zoning in place, recent state law SB 840 allows the site to be built up to 45 feet in height and as dense as 35 units per acre, regardless of any conceptual plans previously shown.

The next and final decision rests with the Dallas City Council, likely about a month from now. Your voice is still critical. If you previously signed the email petition, please sign again—this time the messages will go directly to Councilmember Chad West and the full Council, who will make the ultimate call.
